Maintenance Supervisor

Position Overview:
The Maintenance Supervisor is responsible for the day-to-day upkeep, safety, and overall condition of the property. The Role includes oversight of maintenance operations, staff and vendors. This role works closely with the Property Manager to ensure the building runs smoothly, remains compliant with HUD/NSPIREand state requirements, and provides a safe, well-maintained home for residents.

Type of Position: Full-time 40 hours, Benefits eligible

Job Duties and Responsibilities:

Daily Maintenance & Repairs

  • Handle and coordinate routine maintenance in apartments and common areas (plumbing, electrical, painting, carpentry, etc.)
  • Keep common areas clean, safe, and well-maintained
  • Complete preventative maintenance to avoid larger issues down the line
  • Respond to maintenance requests and emergencies in a timely,
    professional mannerPool maintenance and chemical testing

Building Oversight

  • Monitor building systems (lighting, alarms, elevators, emergency systems, etc.)
  • Ensure all required inspections are scheduled, completed, and
    documented
  • Support unit turnovers to keep apartments move-in ready
  • Assist with seasonal needs like snow removal and general exterior upkeep

Vendors & Projects

  • Oversee and manage outside vendors (cleaning, landscaping, snow removal, contractors)
  • Ensure work is completed properly and within scope
  • Solicit bids and obtain competitive pricing for vendor services and projects
  • Coordinate, schedule, and supervise vendor work on-site
  • Approve and recommend vendors for hire in coordination with
    management

Supervisory Responsibilities

  • Supervise and coordinate maintenance staff and/or subcontractors
  • Assign, track, and ensure completion of work orders in REAL PAGE software
  • Participate in hiring, onboarding, and training of maintenance staff when appropriate
  • Provide input on performance management and staffing needs
  • Review and coordinate staff schedules and payroll processes

Budget Awareness

  • Be mindful of maintenance expenses and help stay within budget
  • Obtain competitive pricing for supplies and vendor work
  • Identify opportunities to prevent costly repairs through proactive maintenance

Property Logs & Compliance

  • Keep clear and organized records, including:
    o Work orders in Real Page software
    o Preventative maintenance schedules
    o Inspection logs (HUD, fire safety, etc.)
  • Lead preparation for inspections (Mass housing, NSPIRE) and ensure ongoing compliance with all regulatory requirements
  • Maintain a safe work environment and proper handling of materials

Resident Interaction

  • Provide respectful and responsive service to residents
  • Be patient and professional, especially when working with elderly and disabled residents
  • Communicate clearly with management about ongoing needs or concerns

What We’re Looking For

  • Maintenance experience in affordable housing required NSPIRE/REAC inspection experience (preferred)
  • Strong knowledge of building systems and repairs
  • Organized and experienced in maintaining logs and compliance documentation
  • Reliable, hands-on, and able to work independently
  • Proven Ability to supervise staff, manage multiple priorities and oversee maintenance operations, including Scheduling & payroll process
  • Good communication and people skills
  • Experience working in occupied elderly/disabled housing preferred

Requirements

  • Ability to lift up to 50 lbs and be active throughout the day
  • Maintenance experience in affordable housing
  • Valid driver’s license and reliable transportation
  • Available for on-call and emergencies
